A Case Study: Benjamin Street

Benjamin Street is a stunning mixed-use development in London.

A modern interpretation of a Victorian brick warehouse, the seven-floor scheme comprises commercial office space, retail and five private apartments all encased in a beautiful façade of handmade bricks, exposed aggregate polished concrete medallions, and signature façade.

This project did however present our team with a unique challenge, requiring both technical expertise and bespoke engineering solutions. The development featured a concrete frame with a complex stone and brick façade, including intricate stone detailing that demanded precise design and execution.

One of the most significant challenges was accommodating rainwater pipes within the cavity. To address this, ACS developed custom masonry support angles, using advanced finite element analysis software to perform bespoke calculations and ensure structural integrity.

Additionally, the project called for the creation of special consealed windposts, which were designed to support the window mullions. These bespoke windposts required tailored engineering solutions, and ACS produced detailed solid work models to visualise and implement the design.

Working closely with Swift Brickwork and the main contractor, Knight Harwood, ACS was brought in at Stages 3 and 4 of the design process, allowing room for collaborative adjustments and refinements. The project also benefited from ACS’s unique mix of colleague expertise and advanced software, setting us apart from competitors who often outsource structural engineering work.

ACS’s involvement spanned six months, delivering a tailored approach that transformed technical drawings into a reality, with a focus on high-quality masonry support and innovative engineering.
